2 Bligh Street
Located in the heart of Sydney’s financial district, 2 Bligh Street has been transformed from a dilapidated 1950s era mid-rise tower into an A grade office and retail building. Bates Smart was invited to upgrade the existing interiors and services to achieve an A grade quality building. With harbour views and a prominent address the existing building had the potential to be a premium office tower but was compromised by a dated façade and poor street presence. With a new façade, updated building services, and a new main lobby and entry the building will be relaunched as a premium address within the city.
Early investigations determined that the typical office levels could gain floor area and marketability with new floor to ceiling glazing brought to the boundary of the site, maximising views and creating a completely new look for the building. As a result, the new offices have increased daylight levels, increased environmental performance and occupant comfort, and the building gained net lettable area on every floor in the building.
The main entry has been redesigned to create a more prominent address for the tower, incorporating a glass canopy and updating the lobby with luxurious finishes, enhanced transparency and warm lighting. The ground floor retail component has also been reinvigorated by adding full height windows along the street and maximising views into the building.
The upgrade of the building has incorporated environmentally sustainable design to achieve a Green Star 4 star rating. This is a consistent design focus in the design and material selection of the new works. The updated façade maximises the daylight internally while the sunshades and improved glass performance decrease the heat load. Along with all new building services this results in significant energy savings and a substantial reduction in operating costs for the client. Through these initiatives the building has qualified for funding from the government’s Green Building Fund.
