Bates Smart’s design was selected following a City of Sydney Design Excellence Alternatives Competition run by Urbis on behalf of the site’s owners, NGI Management Pty Ltd.

75 Quay Street is located in the heart of Sydney’s vibrant southern fringe. Bates Smart’s vision is to create a unique building with space that has the feel of a contemporary warehouse which will enhance the Haymarket District with the ideal new flexible workplace integrating environmentally sustainable design.

The building speaks with reverence for its site and precinct, respecting the historic context of the Haymarket district by retaining the historic facade and reinterpreting the site’s former block pattern with a glass atrium. Its simplicity of form and massing responds to the site’s history and future context,while its subtle materiality and façade elegantly creates a contemporary design.

The building plan is based on the ideal campus floorplate, with open unencumbered floors, side cores, and vertical connectivity through the glass atrium. The environmental design is integrated into the proposal, including sunshading (integral to the façade design), exposed thermal mass, displacement air conditioning, floor to ceiling glazing, and uplighting.
