Bates Smart ™

The project consists of two seventeen storey commercial office towers with an interconnecting retail, services and community centre podium and plaza. The built form carefully responds to the local tropical environment, and the orientation and aspect of the site. The community focus of the podium and plaza are representative of Peremba’s imperative to generate an important social centre and hub for the local community.

The architecture of the towers and podium follows natural curved and flowing geometries that generate from the narrow and irregular shaped site. Sky gardens and landscaping are an essential part of the integration of the design within the context of a tropical resort.A number of environmentally sustainable design principles are incorporated into the design including passive solar design, use of setbacks, external shading and natural ventilation. Emphasis is upon durable, low-maintenance and robust materials.
