This ‘A’ grade commercial office building is located at Sydney Olympic Park. It consists of three basement car park levels; ground floor retail, lobby and loading dock and six levels of commercial office space.

The plan consists of two large, modular open-plan floor-plates that are arranged at a 90-degree angle to make the most of the site’s ‘L’ shaped geometry. These elements are connected horizontally by the lift core, amenities, and hub spaces, and define the edges of a full-height triangular atrium. The planning concept results in a flexible working environment that encourages a high level of interaction among the occupants, while the atrium serves as the communal heart of the building.

Externally, the glass curtain wall is defined by a series of horizontal terracotta bands and aluminium sunshades. In contrast, the operable façades of the cantilevered hub spaces animate the façade and provide natural ventilation. A fine dark terracotta screen hangs from the steelwork on the western side to produce vertical sun shading. At ground level, a colonnade provides a sheltered pedestrian connection to the entry lobby and through the site.

The innovative design seeks to achieve 5-star ratings using both the Australian Building Greenhouse Rating and Green Star rating schemes.
